The root of all mental afflictions is personal desire: the ego mind wants something.  The problem is not the object of the desire, the problem is the way the mind clings to the desire. Watch the desires of the mind, they will show us where we still have a charge on something, where we do not feel quite whole. True happiness comes from the embrace of bodhichitta: the deeply felt desire to be of some benefit to others and the planet.
